This is for FSBO sellers who have received offers from
buyers who are represented by other licensed agents. Our services include:
- the forms you'll need to complete the deal,
including mandatory state and local disclosure forms.
- help with the negotiations until both parties
agree on price, terms, and conditions.
- preparation of an escrow timeline
- phone calls to various parties to ensure that
deadlines are being met and contingencies are being satisfied.
- help with disclosures.
- personal inspection of your property and
preparation of the agent's
disclosure form.
- arrangement of the pest inspection.
- review of all inspection and preliminary title
reports.
- negotiation of any deficiencies found in the
inspection reports.
- arrangement of closing meeting where you sign off

Our fee: $5,000, payable only if escrow closes.
This service is for FSBO sellers who have found
unrepresented buyers who want to make offers. You will not have to
pay us a buyer's agent's commission. Our fee includes all of the
services listed in the previous section, plus these for the buyer:
- a comparative market analysis of the property, so
you can determine what price to offer.
- the forms you'll need to make an offer, including
the residential purchase agreement, addenda, and supporting
documents.
- advice on how to fill out the offer form.
- delivery of the offer to the seller
- help with the negotiations until both parties
agree on price, terms, and conditions.
- help with shopping for the best financing.
- arrangement, coordination, and supervision of
inspections and appraisal.
- review of all disclosure, inspection, appraisal,
and title reports.
- negotiation of any deficiencies found in the
inspection reports.
- arrangement of closing meeting where you sign off
on the papers.
- delivery to you of a file containing all relevant
documents for your records.

Home Swap Representation
Our fee: 2% of the
appraised value of your property, payable only if escrow closes
This service includes finding
you an acceptable trading partner, helping to negotiate a deal that's
beneficial to both parties, and providing you with full-service
broker representation. If you wish to trade into a home
that's actively on the market, our fee is just 1% of the full
market value of your trading partner's property, to be paid out
of the buyer's agent's commission. If the buyer's agent's
commission exceeds 1%, we'll credit the balance back to you at
close of escrow. Our fees are payable only if escrow
closes successfully.
Full-service broker representation, including marketing services
Our fee: $6,000 for homes
that sell for less than $1,000,0000; $7,500 for homes that sell
for more.
Note that this fee doesn't include
the buyer's agent's commission, which is usually 2.5% of the
sales price.
