value. Here's what's included in our $199 flat-fee MLS listing
package:
- We use an
Exclusive Agency Listing Contract
This
contract allows you to find a buyer on your own
without paying a commission.
- We
promise to forward buyer inquiries to you
The
Realtor Associations who manage the various MLSs
usually won’t allow sellers’ names and phone numbers
to be displayed on Realtor.com or other public
websites. Buyers are only allowed to see the
flat-fee broker’s contact information. Some flat-fee
brokers take advantage of this--when they get
inquiries, their goal is to capture the buyer’s
agent’s commission for themselves. We give your phone number to all buyers who
call about your property (unless you instruct us
otherwise). This gives the buyer the
option of buying your home without a buyer’s agent
if they wish.

We'll get you lots of exposure
After putting your
home on the MLS, we'll also put it on
Realtor.com,
Zillow.com,
Google Base,
Yahoo! Real
Estate, Oodle,
Trulia Real Estate
Search,
CyberHomes, and
AOL Real Estate.
We'll also put you on secondary MLS websites like
(depending on where your home is located)
GreatHomes.org,
MLSListings.com,
MetrolistMLS.com, and
EBRDI.com.
- We'll put you on the proper MLS
We'll put on the appropriate MLS for your county or
region. If an MLS broker puts you on an out-of-area MLS,
you’ll get very few responses from local buyers’
agents.

We'll let you
rent a SUPRA electronic lockbox
Licensed agents have special keys that allow them to
open these lockboxes to get keys to homes that are
on the market. If you like, we'll rent one to
you for six months for $70. Many flat-fee
brokers don’t carry these lockboxes. If you list
with them, you may not be
able to rent an electronic lockbox, since MLS rules
often dictate that you can only rent a lockbox from
the broker who lists your property.
- We'll let you make changes to your listing
Many flat-fee brokers
charge
a fee for each change. We'll let you make
unlimited changes to your
price or to the status of the listing (say from
active to pending). You may also
request
up to five changes to the listing's photos,
description, or features without paying a fee. After
that, we charge $10 per change.
- We'll showcase
your Realtor.com listings
This upgrade allows us to post multiple photos and a
longer text description of your home, plus announce
open houses
Some flat-fee MLS brokers never talk to their
clients. Instead, they have their clients fill out
an online form, and then use that information to
build the MLS listing. We start our
listings by accessing tax records, then we call and interview you
about the property. This gives us an
opportunity to warn you if, say, your estimate of
the square footage is off or you’re making a risky
claim about your home that could lead to future
litigation (e.g., “quiet, crime-free
neighborhood”).
Once you fax the documents back to us, we can
usually get you up on the MLS within 24 hours.
